Most property management companies charge a monthly management fee based on a percentage of the rent. For long-term residential lettings, a common full-service range is around 8% to 12% of monthly rent, with a separate one-off letting fee for marketing the property, arranging viewings, screening applicants and preparing the tenancy.
The headline fee only tells part of the story. Some providers offer a let-only service, which means they find a tenant and then step away. A stronger full-service package usually includes rent collection, tenant communication, maintenance coordination, contractor follow-up, routine reporting and basic inspections.
When comparing providers, look at what is included in the monthly fee, what is charged separately, how maintenance is handled and how owner communication works. The cheapest quote is not always the best value if it leaves the landlord managing the hardest parts of the tenancy alone.
